  • Am I required to make my property available to Section 8?

    No. We do not currently manage any property labeled Section 8.
  • Are you licensed?

    In the state of Kansas, there are no licensing requirements for property managers. Please know that we are member of the Nation Association of Residential Property Managers (NARPM), and adhere to all of the ethics, industry standards, and accounting standards of the association.
  • Can I reach you after hours?

    We are only a phone call, text, or email away. We pride ourselves at being responsive, and would be happy to schedule an appointment at a mutually convenient time.
  • Can you put the money directly into my account?

    Yes! We deposit all monies directly into your account via bank transfer.
  • Do I get to see the lease or sign it?

    With your signed management agreement, we act on your behalf, so there is no need for you to sign the lease.
  • Do you sell real estate too?

    Tim Engels is a licensed real estate agent with Sundgren Realty. Yes, we would be happy to help with the sale of a property or an acquisition.
  • How and when do I get my checks?

    Since we have the ability to deposit into your bank account directly, we don’t cut paper checks anymore. Owners are paid on or before the 15th of each month.
  • How is rent collection handled?

    We offer several ways for tenants to pay their rent. Through their online portal, tenants are able to pay with their bank account information, debit card, or credit card. Tenants may mail us a check or money order. Or for those tenants who would rather pay in person, our office hours are Monday-Friday from 8am-5pm and Saturday from 8am-noon. We do not accept cash.
  • How long of a lease do you sign?

    Typically, our tenants sign a one year lease, however there are exceptions due to time of year. We try to avoid leases ending in the more difficult months to rent - November, December, January, and February. There might also be exceptions for corporate leases or a future tenant who is willing to be an increased rent amount.
  • How much security deposit do you charge the tenant?

    The security deposit is equal to one full month’s rent.
  • How soon can you start managing my property?

    From the time we meet and discuss and sign a property management agreement, we could take over immediately.
  • What type of properties do you manage?

    We have a wide variety of properties in our portfolio - single family homes, duplexes, triplexes, apartments, condos, and commercial properties.
